It’s that time of year again! Pumped for numb fingies and tootsies for the next 5 months 🤘🏽

Who the president will be is a big deal because they will lead our country….but it also affects all of our small lives that make up the whole.

Fortunately and unfortunately we live in a country that has a very diverse population with a very broad socioeconomic spectrum and we are still trying to figure everything out (keep in mind, the United States of America is a VERY, VERY young country compared to most first world countries around the world.

Try to have grace today and remember that God has the final say ❤️🙌🏽🇺🇸

Happy Monday! I felt the need to reintroduce myself since I have been absent on Insta for the better part of 2024 🫠

#1. I love coffee. I’ve tried cutting it out (caffeine really is not great for you) but I loooovvee it. The boujee-er, the better.
#2. Until I need to be, I’m not a serious person. I do my nest to find joy in every situation and to keep things light…unless I’m pms-ing…then stay away ✋🏽
#3. I love golfing. I’ve only been playing since 2019 but I love honing in on the skills (I recently broke 100 and I’m pumped about it)
#4. I love soccer. I’ve been playing since I was 6 (with a couple extended hiatuses) but i play indoor a few times a week and wish it was both more and less lol. I exclusively have dorky pictures of me in various soccer clothing from 0-10.
#5. I loooooove fashion and clothing. I love it. LOVE it. I love being creative and bold with my outfits and, as I age, the more outrageous, the better!
#6. I am a Realtor and I really, really love my job. Helping people navigate through one of the biggest purchases of their lives is so rewarding and I love being a part of helping people build wealth through homeownership.
#7. I love camping and spending time outside (I do not do it near enough). I am a firm believer that the best sleep you can get is in a tent, close to the ground 🙌🏽

The hot time to buy has shifted from the spring/summer to January-July, homes that were flying off the market last year are now sitting a little longer (which is, you know, normal for selling something for hundreds of thousands of dollars) and the activity (albeit, slow) is STILL up from years past. Yes, Columbus still seems to be growing and I will always say that it’s a great idea to buy a house 💁🏽‍♀️

GUYS. To say I am delighted to acquire these clothes is the understatement of the year‼️‼️‼️‼️‼️

His mom was moving into assisted living and they are purging things from her home.

MONDAY!!! The day of POSSIBILIITIES!!!

I love Mondays. It really is my favorite day of the week because I get to set the tone for the next five days.

Our priorities are not always accurate. We place importance on people or tasks that really shouldn’t be high on our list.

The important/urgent matrix is super helpful with figuring out what really matters in your day/week/month and helps me reorient towards the tasks that really do need my attention versus all the other static.

I hate debt. I HATEEEE it. I would rather work myself to death and pay cash for everything rather than be in debt….but it really is not always bad.

If you have equity and are able to refinance, you may be able to lower your overall monthly expenses by wrapping them into your mortgage. By lowering monthly expenses, you could save/invest more money, afford that vacation you’ve wanted to take, restructure your life a bit so the burden of debt isn’t crippling.

🚨Comission Update🚨

If you’re not either currently searching or in the real estate industry, the information about commissions that you have seen has probably been obscure and daunting.

Let me break it down for you:

📆 Starting August 17th, there will be a new form (Buyer Representation Agreement) to sign regarding how agents will be paid and it needs to be signed BEFORE YOU SEE ANY HOME.

👀 I Just Want to See the House!!!
- starting 8/17/2024, no agent will be allowed to show a home without a buyer’s agreement signed. Again, EVERY AGENT will need to have an agreement signed prior to showing a home.

📝 What is a Buyer Representation Agreement?
- This agreement will be between you and your agent. It outlines the roles, responsibilities and duties of your agent in the relationship and the rights and responsibilities of the buyer. This agreement also specifies commission which may be paid by the buyer and/pr seller. The amount specified is the MAXIMUM amount the buyer/broker can receive in the transaction.

💸 I Have To Pay Commission Now?!
- Possibly. With the new NAR ruling, MLS listings cannot show cooperating broker and buyer broker commissions. This means your agent might not know how they will be compensated when showing you a home. Commissions are negotiable and can be covered by the seller or through buyer concessions. In some cases, buyers may need to pay the commission directly, as outlined in the Buyer Representation Agreement.

👩🏽‍💻 Hire A Licensed Agent!
- This ruling is going to scare people away from buying because of the fear of the unknown. CONNECT WITH AN AGENT! Ask questions and get information or you may miss out on a great opportunity.

- Now more than ever, it will be important to connect with an agent that you align with. Open communication will be the best way to navigate this new process!
